Inspectors on Wiserlist

A growing set of inspectors serving Bay Area homeowners. Early listings — more are being added.

What a home inspector does

A home inspector gives you an independent, top-to-bottom assessment of a property’s condition — roof, foundation, structure, electrical, plumbing, HVAC, drainage, and safety issues — and delivers a written report with photos. They don’t make repairs or appraise value; their job is to tell you what you’re actually buying so there are no surprises after closing.

When you need one

Before you buy

The standard move once an offer is accepted — findings can inform negotiations or your decision to walk.

Before you list

A pre-listing inspection lets sellers fix or disclose issues on their own terms instead of during a deal.

New-home or warranty

Even new construction and end-of-warranty homes benefit from a fresh set of expert eyes.

How to vet a home inspector

  • Look for a recognized certification — ASHI, InterNACHI, or CREIA — and ask which standards of practice they follow.
  • Ask to see a sample report. A good one is detailed, photo-rich, and easy to act on.
  • Confirm they carry errors & omissions (E&O) and general liability insurance.
  • Ask how long the inspection takes and whether you can attend and ask questions.
  • Check experience with homes like yours (age, size, foundation type).

A note on licensing in California

Unlike contractors, home inspectors are not licensed by the state of California — there is no state exam or board. California’s Business & Professions Code (§7195–7199) defines what a home inspection is and sets a standard of care, but credibility comes from professional certification and experience rather than a state license.

That’s exactly why a certification (ASHI / InterNACHI / CREIA) and an agent’s firsthand recommendation carry so much weight here.

What “Agent Recommended” means here

On Wiserlist, an agent recommendation is context, not a paid badge. It means a real estate agent has told us they’ve worked with this inspector and would send their own clients — and we show who said it and how they’ve worked together. It’s one signal among several (certifications, insurance, service area); you decide what matters for your situation.
